Experts from Fraunhofer IBP and a team of experts from the software and consulting company msg GillardonBSM AG have jointly developed a software prototype that combines the life cycle assessment and the overall economic calculation of buildings. Special software from Fraunhofer IBP will initially be used for this purpose. \"The key figures of all relevant components such as building materials, fa\u00e7ade materials, insulation and insulating materials or the planned type of heating are included in the assessment over the entire life cycle,\" explains Dr. Robert Ilg from Business Unit Development at Fraunhofer IBP and an expert in holistic balancing. Access is via databases of the building materials.<\/p>\n
Once this step has been completed, the life cycle assessment is transferred to the jointly developed software. \"We create a scenario-based risk module that allows us to estimate risks such as construction costs, rental income and the performance of the property. Long-term aspects such as possible rental income, maintenance measures and the dynamics of the market are also taken into account,\" says Prof. Dr. Konrad Wimmer, Executive Partner at msg GillardonBSM AG.<\/p>\n
Among other things, the software is intended to provide architects and developers with valuable information, for example on whether the building materials used are environmentally friendly or not. The aim of the software is also to speed up the calculation of the data required for financial planning and lending and to create more transparency for prospective buyers and project developers. The next step is to prepare the licensing of the software for the market.<\/p>\n
