After viewing the property and on the basis of preliminary negotiations, the prospective buyer wishes to purchase on the following terms:

Special agreement:

The estate agent ceases his business activities upon signing the reservation agreement and cancels all other interested parties. The estate agent suffers an economic loss if the buyer/tenant withdraws from the reservation, as he has to start advertising again. For this reason, the prospective buyer/tenant undertakes to pay at least 500.00 euros as compensation for expenses and compensation for the work involved. The reimbursement of expenses is due immediately. The reservation is binding for both parties as soon as we have received the amount. It will be deducted from the commission to be paid. If no buyer's commission is due, the buyer will be refunded the 500.00 euros paid. This takes place at the earliest on the day of notarization, but at the latest after receipt of the seller's commission. If the purchase contract is not notarized, the party refusing notarization shall bear the notary's drafting costs.
