Construction industry: more apartments completed in 2022 than in the previous year

In 2022, 1,900 more apartments were completed in Germany than in 2021 (+0.6%). According to the Federal Statistical Office, 295,300 new apartments were built. However, the 2020 level of 306,400 apartments was not reached. Of the completed apartments, 258,800 were new-build apartments in residential buildings.

The differences in construction output varied depending on the type of residential building. There was a slight decrease of 1.5% for single-family homes, but a significant increase of 14.1% for two-family homes. The number of new apartments built in apartment buildings remained roughly at the previous year's level (1.5%). However, the number of completed apartments in non-residential buildings and residential homes fell by 9.8%.

Despite the increase in construction activity, there was still a construction backlog of 884,800 approved but not yet completed apartments at the end of 2022. However, more than half of the apartments were already under construction. According to the Federal Statistical Office, the trend of a rising construction backlog has continued since 2008, albeit recently at a slightly slower pace. The average time from planning permission to completion has increased by two months to 22 months since 2020.
