Perhaps this has already happened to you: You have advertised your property for sale and many interested parties want to view your property. Most of them like it and are full of praise. But strangely enough, hardly anyone contacts you afterwards and you ask yourself why this could be.

Let's take a logical approach. Imagine you are not the seller, but would like to buy a property. During a viewing, you really like a property. What do you do next?

You will probably look at a few more properties and then enter into negotiations with the owner. Even if you as a prospective buyer have a different idea of a fair market value for the property, you would contact the seller again. After all, you liked the property.

So there are only two reasons why a prospective buyer no longer contacts a real estate seller:

  • In the meantime, he has found an even better property and has made a firm decision to buy it.
  • He doesn't like your property as much as he made you believe.
    The first reason will certainly apply from time to time. However, if potential buyers for your property regularly stop contacting you, the second reason is more likely to apply - even if you don't want to admit it.

The problem is that you, as the seller, no longer know what exactly is bothering prospective buyers about your property. This means you can only make assumptions and improve one or two things about your property on the off-chance. However, this is risky because you are spending money on something that may not bother prospective buyers at all

If, on the other hand, you hire a real estate agent, you solve the problem in an elegant way. On the one hand, estate agents know how to prepare a property for sale and make it look attractive. Secondly - and this is much more important - the estate agent learns the real reasons for rejection from the prospective buyers.

This is because prospective buyers usually tell the truth to an estate agent. After all, they want to find the right property for them and the estate agent needs to have an accurate picture of the requirements of the prospective buyer.

If the real estate agent finds out from prospective buyers what problems your property has, you can work specifically on the improvements. Often it's just small things, but if you don't know about them, you can't change them.
