Rents: Two-room apartments in demand

Two rooms, 63 square meters, 592 euros per month: according to immobilienscout24.de, this is currently the most popular apartment among Germans. However, the apartments available on the market are often larger and more expensive, which does not meet the needs of many prospective tenants. Competition for rental apartments is particularly high in cities such as Berlin, Munich, Hamburg, Cologne and Freiburg im Breisgau, while demand is significantly lower in areas such as Görlitz, Mansfeld-Südharz, Saale-Orla-Kreis, Demmin and Hoyerswerda.

The greatest demand for apartments is in Berlin, where an average of 636 people apply for a typical two-room apartment every day. In Munich and Hamburg, there are 229 and 199 interested parties per day respectively. In the smaller towns and rural areas of Germany, however, demand for rental apartments is significantly lower. In Hoyerswerda and Demmin, for example, there is an average of just two inquiries per week for the most sought-after apartments.

The data comes from an analysis of the 10 percent of apartment advertisements with the most inquiries from prospective tenants in April 2023. It shows that there is a clear discrepancy between tenant demand and the actual supply on the housing market. According to ImmoScout24, this means that many prospective tenants are expanding their search radius and moving to the surrounding area.
